Pretty in Pink Builders

Builders pretty in pink are getting into the party spirit to start next weekend's fifth international Kendal street festival.

The construction team at Russell Armer's Cock and Dolphin development is putting up a giant 25 metre bow across the old pub site and sporting bright Mintfest pink safety kit.

Martyn Nicholson, managing director of the firm which is celebrating its 50th anniversary this year, said the men wanted to do their bit to promote both the 2011 gathering and Kendal itself.

He explained: "Cock and Dolphin is a well-known landmark at the southern entrance to the town. The organisers of Mintfest put on a fantastic event, attracting thousands, and we wanted to add to the atmosphere by responding to the 'go pink' call.

"Around 50 metres of fabric went into the bow, ably sewn by Karen Cowgill, our company accountant. It spans the full width of the site."

"Who knows, the men might decide they like the pink helmets and high vis vests so much they will become a permanent feature at Cock and Dolphin!"

Russell Armer's £2.6 million development is an 18 yard-style mix of houses and apartments on the historic hostelry site dating back to the 17th century.

Be an early bird for a Cock and Dolphin apartment

Cock and Dolphin Yard, Kendal - Early Bird Offer on Apartments

The interest in our open market apartments has been tremendous.

This has led us to making this early bird offer of releasing the open market apartments 3,6, and 9.

As the build schedule is some way off – this offer is open to cash buyers only who will not require a mortgage in order to make a purchase. This is because the mortgage offer will expire before the apartments are complete. Cash buyers with money readily available will not have this problem and are therefore better placed to secure an apartment with a long completion date.

On offer are 3 two bedroom new build apartments each with on site allocated parking and views of the River Kent.

Plot 3 – ground floor with the advantage of its own small garden £139,950

Plot 6 – first floor with the advantage of a balcony looking toward the River Kent £137,500

Plot 9 – second floor also with the advantage of a balcony looking toward the River Kent and being on the top floor £139,950

Floor plans are available to view on our web site http://www.russell-armer.co.uk/

To reserve please call our Sales Manager Alison Wall on 01539 724282.

You will require a £500 reservation fee and exchange of contracts six weeks later, when the balance of a 10% deposit is be required. Anticipated completion date is some 6 to 9 months away, but this is only a guide.

(The affordable homes require a qualifying procedure as set out by SLDC and will not be released for sale until later this year.)

Gazette Boosts House Sales

After selling three houses in four days following coverage in the Westmorland Gazette, award winning builders are launching a show home at an historic landmark.

When Russell Armer Homes unveiled its £2.6 million development at Kendal's 17th century Cock and Dolphin, interest surged and with three houses immediately snapped up, the two bedroom show house is expected to have immediate appeal.

Sales manager, Alison Wall, explained: "There has been a lot of curiosity at this site and after great coverage in the gazette, we were delighted by such a positive early response. "We sold three houses in four days, which was fantastic in this climate." Plot 18 will be open for viewing on June 10, 11 and 12.
The two double bedroom mid-terrace has a separate kitchen, downstairs cloakroom, enclosed rear garden and allocated parking. Similar Cock and Dolphin homes are currently on sale for £174,950.

The onsite sales' office is open every Saturday and Sunday 11am to 5.30pm, call 07967 167029 at the weekend, or weekdays 01539 724282.

Seven House Sales in Seven Days!!

Award winning Kendal builders are celebrating selling seven houses in a single week.

Russell Armer Homes says four houses at the town's historic Cock and Dolphin site were snapped-up in four days, while a further three properties were sold in Ingleton.

Sales manager, Alison Wall, said it was very encouraging to see an upturn in the market and put the success down to a combination of location, product and buyers' confidence.

She explained: "There has been a good deal of curiosity surrounding the Cock and Dolphin site, so we were particularly pleased the launch of our view house met with such a positive response. In this market, it's fantastic to sell four houses in four days and seven in a week. Cock and Dolphin buyers are looking at the 'buy to let' market. With low interest rates for investment, property is a much more attractive and lucrative option. At our Old Laundry Mews development, in Ingleton, people are managing to complete their sales' chain, indicating an upturn in the market."

Russell Armer Homes is commemorating its 50th anniversary and the sales manager added that a spring boost in the housing market would add to the milestone year.

"Buyers are telling us ours is a name they trust," said Alison. "We make the buying process transparent and explain procedures so that they know exactly what to expect and when."

Historic Site For Unrivalled New Homes

One of Kendal's most historic pub sites is set to enter a new era as the first house in a £2.6 million development opens its doors for viewing.

Originally dating back to the 17th century, the Cock and Dolphin is being transformed into an appealing yard-style development of 18 apartments and houses.

Interest is expected to be high when two bedroom plot 10 is introduced this weekend (April 2 and 3), at £169,950.

Award winning builders Russell Armer Homes say the unique position - with sweeping views over river and castle - offers buyers a prize property at a very affordable price.

An elegant living room Juliet balcony takes in the vistas. The house also boasts covered parking, separate kitchen, with Zanussi appliances, quality fittings and lighting, downstairs cloakroom and classy Villeroy & Boch bathroom.

Ever since builders moved in, curiosity in the ancient site has been mounting.

While the current pub dates back to around 1900, the original 1680's building is thought to have packhorse links with an old London Cock and Dolphin inn.

Russell Armer's managing director, Martyn Nicholson, said architects had been inspirational in combining ancient and modern - and following Kendal s tradition of old residential yards.

He explained: You hear a lot about location, but this special site, so close to the town centre, really has it.

It s a cleverly combined mix of two and three bedroom houses, six apartments in the old pub and three in a new wing.

Plot 10, like the whole development, allows buyers affordable, stylish, energy efficient homes in an unrivalled position.

It will be open for viewing between 11am and 5.00pm this weekend.

Work Begins On Cock & Dolphin Yard

Work is well under way to transform one of Kendal's old inns into much-needed homes near the centre of town.

We're redeveloping the old Cock & Dolphin pub into an attractive yard-style mix of apartments and houses, just a short walk from Kendal's shops, cinema, cafés and schools.

The pub itself, overlooking the River Kent, is being transformed into 9 bright, spacious apartments, each with 2 bedrooms. There will be 6 apartments in the former pub and 3 in a brand new wing, including some much-needed affordable homes for locals.

We're also building 9 fantastic new properties in the pub grounds, a mixture of 2-bedroom and 3-bedroom houses.

The first properties are due for completion in 2011 and demand looks set to be high in this sought-after location. We'll be releasing prices for Cock & Dolphin Yard later this year, but to register your interest now call our sales team on 01539 724282 or email us at homes@russell-armer.co.uk

Helping Macmillan Cancer Support

The work done by Macmillan Cancer Support across the county is an inspiration to our staff.

It’s our pleasure to help them out with funding whenever we can, and we were delighted to present Macmillan with a cheque for £553. A large part of the money was raised at our recent charity quiz night, which was generously supported by many local business people and also helped to raise money for the Great North Air Ambulance. The total was topped up to £553 thanks to the sale of items such as artists’ impressions of houses to our customers.

Pictured presenting the cheque to Sue McDonald, of Macmillan Cancer Support, are Elaine Goulding, our office manager, and Doreen McCool, who many of you will recognise from our sales office at Kentgate, Kendal.

And The Winner Is...

Hot on the heels of the Oscars, we’ve been handing out an award of our own.

Elaine Goulding, office manager for Russell Armer Homes, is pictured presenting our charity quiz night shield to two members of the winning team from Furness Building Society – Ian Bell, general manager (marketing) and John Thompson, regional development manager.

The quiz night at Kendal Rugby Club raised the grand total of £890 to be shared between two of our favourite charities: the Great North Air Ambulance and Macmillan Cancer Support.
